February Market Activity Indicates Strong March Closings for "Between The 7’s" Real Estate
February’s under contract numbers have shown strong performance, signaling a robust closing docket for March in the "Between The 7’s" real estate market. Historically, February and March are among the most active months of the year, with increased listings and a surge of buyers entering the market. This year, trends suggest that these months will not only mirror past years but may experience an even more dynamic sales trajectory.
January 2025, as expected, saw a slower market for sellers, with fewer buyers reaching the contract stage compared to recent years. However, pent-up demand from the cautious January market quickly translated into heightened buyer activity in February. A total of fifteen (15) properties went under contract in February, which is expected to result in a closing count for March that could potentially double the seven (7) closings recorded in March 2024.
Looking ahead, we anticipate a natural decline in sales volume during the spring and summer months of April through August 2025. However, these months are still projected to outperform their 2024 counterparts. We expect a reduction in the number of closings compared to February’s figures, with sales likely to stabilize by September.
