It’s Mother’s Day - 2017, mid afternoon, it’s a little warm - summer is certainly coming. I step out of my car and take a look around, looking for the familiar face of either of my parents, today we will celebrate my Mom, although, we do a good job of that everyday. However, today is her special day, and I have arranged for us to all enjoy what is to be a top notch Mother’s Day Brunch experience at the The Pointe Tapitio Cliffs, and by no means did it disappoint. The brunch is held at The Pointe in Tyme - which has what I would describe as a dark, romantic and intimate yet spacious setting with rich dark hand crafted millwork that carries throughout the entirety of the large multileveled rooms. Paneled walkways, walls, vaulted beamed ceilings and swirl carved pillars with bunny-hop arches that guides your eyes from floor to ceiling and all around the room.

It is surprisingly light and breezy inside and the staff has the buffet decorated to the nines for Mother’s Day Brunch, with large assortments of fruit platters, carved meets, and desserts - enough to satisfy and fill any picky eaters’ hungry eyes. It was an experience, one that made such a great and lasting impression, it was the perfect way to show my Mom how special she is to me - I still seek to replicate this experience, and have failed to come close ever since.
The Pointe has a history of making lasting and impressionable experiences for it’s guests and so it comes at no surprise that the President of Gosnell Build who built The Pointe Resorts, built this home to feel as if you were living in one of his award winning resorts. A fun fact about Mr. Gosnell, he founded Green Gables - a restaurant that was known for bringing Camelot to the Phoenix Desert, where a puppet would greet its kid customers by name when they came to enter.

The Green Gables' restaurant sat at 24th St and Thomas and although the restaurant is no longer in service, part of the entry of the original building still remains. See the link at the end of this article for a fun read about the Green Gables Restaurant.
From the moment that you pull into the horseshoe drive and enter the private fountained courtyard, you are transported into a resort setting. President of Gosnell Build made this 11,474 sq/ft home feel intimate and relaxing, with little hide-away nooks, private wings, and dimensional depth architecture - making the mansion feel like an experience versus just a large empty box.

Current owners, Parsons Villas - the luxury short term rental company, has decided to part way with two of their luxury AirBnB rentals on a spur of the moment decision, after one of the owners of Parson’s Villas went on a personal vacation out of state and came home, having bought two hotels - requiring the luxury short term rental company to off-load several of their luxury rental properties here in the valley, including one near Old Town Scottsdale.

Currently this 8 bedroom 8 bathroom mansion is servicing as a Luxury Short-Term rental property, where it brings in over $500K a year with a $600K expected income for 2023 - renting from $1,500 to $5,000 an evening. Last year the luxury AirBnB was rented out for 191 evenings and even has a celebrity guest list. Mansion guests get the luxury of enjoying a large swim-up bar pool, with cocktail fountain seating, a gazebo covered outdoor kitchen with pizza oven, a waterfall jacuzzi, putting green with sand trap, a fountain seating area, an outdoor bocce ball and bags area, several intimate fireplace patios, and a sauna. Views of both the Phoenix Mountain Preserve and Camelback Mountain and proximity to the Arizona Biltmore, shopping, dining, the canal bike or scooter trail, and hiking allow guests to experience the area while also getting views and privacy as they stay on the acre+ property.
The new buyers will have the opportunity to work with designer Judi Testani, the designer of the Global Ambassador, the Henry, True Foods and Culinary Dropout and Parsons Build who is responsible for redesign building project.

Parsons Build, who has built over 450 custom homes throughout the valley - and are available to the buyers to execute the redesign and build at a $100 a square foot cost, which will include a new roof and plumbing - adding square footage, rerouting air ducts and replacing AC units, moving the kitchen to the front of the house and taking out some of the interior steps and beams throughout the home - plus much more. This remodel is expected to take between 6-9 months. With this remodel, Parsons Villas - Luxury AirBnB Hosts expect that they will see an annual luxury AirBnB return of $1M. Buyers could also choose to keep the property in its current condition, continuing to operate as a luxury short term rental or could live in the property as it is before deciding on a different redesign that may better fot their own needs. Both Designer Judi Testani & Parsons Build are willing to work with the buyer’s budget on any redesign, or if the buyer prefers to work with a different designer or builder, that is alright too - currently the control is in the buyer’s hands.
Sellers have recently decided to reduce their list price from $7.95M to $6.95M, but I believe that I can negotiate a deal for my buyers that will exceed the value that the sellers currently have the property reduced listed for now. Although I am not the listing agent, I do have the insight that any buyer will want. I am actively working to represent the buyer in the sale of this mansion as well as others. I have met with Parsons Build to discuss load bearing walls and the extensiveness of their $100 per sq/ft rebuild. I have access to provide buyers with site plans, multiple redesign idea floor plans, and material designs. PLEASE NOTE: Net operating expenses are available for serious inquires only and will require proof of funds before operating expense sheet will be released.
